The Bullseye in Your Backyard

I’ve grumbled about this before but apparently, not loud enough. I am afraid, in the interest of being ‘techno-current,’ we’ve strayed from the core marketing strategy that made us great.

Help-U-Sell was founded on one powerful marketing principal:  geographic targeting.  As a broker, your job is to study your overall marketplace – I mean, really study (massage the numbers until they throb, to quote Dr. Dick McKenna) – to determine which specific neighborhoods are most likely to produce listings, the fuel that feeds our lead-generating fire.

There’s a lot in that statement.  Unlike our ordinary competitors who believe the answer to any marketing challenge is to add another agent, we look at hard data about the market and solve our marketing issues by going where the action is.  And we market for LISTINGS.  That’s it.  Just listings.  What about the other side of the business, what about buyers?  We love buyers.  As Don Taylor once said, “People forget, but Help-U-Sell has always been about the buyer!”  But we’ve learned that the best way to find a buyer is to get a listing and another and another.

I talk with brokers every day.  Often I hear the complaint, ‘My website isn’t working, I don’t get any buyer leads!’  My answer is always a question:  ‘how many listings do you have.’  I usually hear something less than 5.  Well Duh!! You don’t have any buyer leads because you don’t have any listings!  Real estate, whether the enlightened Help-U-Sell model or the tired old agent model, has always been an inventory business.  He who controls the inventory, controls the business.

Back to the idea I presented at the start of this post, the notion that we’ve lost our focus in favor of being technologically relevant.  With the entire Universe – especially NAR, Trulia, Zillow, et. al. – screaming that almost every single buyer starts their home search online, we have been lured into believing that we have to market online.  We spend money on AdWords and Facebook pay-per-click, and Google Display Ads; we obsess over our websites and constantly re-work them to become more attractive to search engines.

The results are almost always disappointing.  Even when leads are produced, the quality is iffy at best.  And what kind of leads are we getting from all of this online mania?  Buyer leads.  Again, we love buyer leads, but we also know how to produce them and it has nothing to do with point and click.

Meanwhile, as good Help-U-Sell brokers pour countless dollars and lots of energy into their online programs, I see them ranging all across God’s Green Earth to take a listing here and another way over there and heck – you’re an hour away from my office and in another area code, but shucks, I’ll take your listing!

Stop It!

Use your market data to pick the two or three specific neighborhoods in your Target Market that have the highest turnover rates, and then focus all of your energy in developing listing inventory there!   When a FSBO sign goes up, you know it and are in contact with them that first day.  When one of your competitors gets a listing, you immediately do 50 ‘Arounds’ so the neighbor who is also thinking of selling knows there’s an alternative to 6%.  When you get a listing in your Target Market, you regard it as a gift from the Marketing Gods and you exploit it to the max with signs, and brag cards and open houses and half a dozen other strategies.

Now, once you’ve done that, once it has begun to produce, once you’re getting at least 15% of the listings in your Target Market . . . then, you can consider online marketing.

And the  online marketing you do should be aimed at further establishing your brand.  It’s things like putting your latest Sold & Saved or Testimonial on Facebook and then paying to promote it within your target market.  It’s things like creating a well-focused landing page for a Google pay-per-click campaign aimed at FSBOs in your target market.

Yes, there is a place for the Zillow/Trulia/Realtor.com ‘buy a Zip Code’ programs.  I know of a few offices that have thrived with those additional marketing pieces.  But you know what all of them had in common?  Tons of listings.  Really.  Go onto Zillow and search for homes in Chino Hills, CA.  Patrick Wood will turn up in Spades.  Why?  Because he has a huge share of the listings in that town.  Zillow works for him – just as it works for Ken Kopcho – because he has a nice chunk of the listing business in his target market.

So, Help-U-Sell Brokers:  use the Internet.  Use it to gather as much data as possible about the individual neighborhoods in your overall marketplace.  Pick a few that have the highest turnover rates.  And then pursue the listing business in those neighborhoods with an unwavering focus.  Do it on foot, in the streets and the mailboxes.  Do it on billboards and bus benches, community sponsorships and involvement, Do it with signs. Get a listing and another and another.  And then, start thinking about how you an further establish your brand in those neighborhoods with online marketing.

Real estate agents are a funny lot.  Most don’t make much money.  I know:  with commissions as high as they are, that’s hard to believe; but it’s true.  In fact, most do so poorly that they leave the business within 3 years of entering.  It’s not that agents are generally mediocre that causes so many to fail slowly, though.  The problem lies in how the real estate industry structures the agent job.  Many who struggle along, day after day in ordinary real estate offices could thrive under different circumstances.  Here’s a short video about the alternative.  If you are working for Coldwell Banker, Century 21, Keller Williams, ReMax or any other company, this will be worth your time.

Cool Stuff From Success Summit!

There was so much NEW at this year’s Summit!  The large group of attendees brought an energy that sustained us for three days and made it hard to say goodbye to Las Vegas.  In no particular order here are SOME of the  cool things that happened:

  • Mr. Westman attended!  Head of our parent company, Infinium, Ron Westman tends to stay in the background usually letting his team navigate the important Help-U-Sell meetings that occur from time to time.  Not so this Success Summit! He was present and involved for every minute of meetings and social functions as well.  It was a wonderful opportunity to interact with the man that got us through the worst real estate market in history.  Thank you, Ron Westman!
  • A new CI followup program was unveiled.  Working with Mike Paholke and Excel Print/Mail, Jack Bailey, John Powell and  the home office team developed a series of 8 customizable postcard mailers for staying in touch with past clients and other Centers of Influence.  The program is remarkably inexpensive and provides automatic followup to our most important friends.  Watch your email and attend the weekly Power Hour meetings for details.
  • A partnership with Movement Mortgage was presented.  This rapidly growing mortgage banker comes with an interesting proposition.  Instead of waiting to process a loan application until the closing date is imminent, they process everything immediately, completing the package in 7 – 10 days regardless of closing date.  This enables buyers and sellers to close early if they choose but more importantly, exposes problems EARLY so that there is no last minute panic.  In addition, Movement Mortgage has agreed to undrewrite 25% of the cost of the new CI program mentioned above!  Now it is an even better bargain!
  • Robbie Stevens showcased our new corporate website, slated to go live around the first of the year.  It knocked my socks off!  Really:  clean and sleek, very forward looking and modern, it makes our competitors’ sites look ancient.  And the functionality – rich in video and short on verbiage – is superb.  There is a great new home search function that includes a drawing component where any customized geography can be searched.
  • OMS Lite was presented.  This is a new app available at the Apple Store for Iphone and pad that enables Help-U-Sell brokers to add a new listing on the fly.  It includes the ability to upload photos and even phone-shot video directly into OMS.  An Android version is running through the approval process and should be available soon.
  • Platinum Edge got a dusting off and an update.  This tool for use with luxury properties has a new look:  stunning black and silver.  Guidance on how to use this tool when working with the top of the market will be a feature of future Power Hour meetings.
  • Ron McCoy presented a revamped awards program that recognized top listing offices, top buyer side offices and  top closed side offices as well as a new Don Taylor Award of excellence.  Congratulations to Jack and Cheryl Bailey and Help-U-Sell Greensboro for being tops in Buyer Sides with 59,  and to Richard Cricchio and Help-U-Sell Honolulu Properties for being tops in New Listings with 151.  Honolulu Properties was also #1 in total Closed Sides with 167.  The special Don Taylor Award went to Brenda Fischer at Help-U-Sell Options Unlimited in Terre Haute, Indiana. In a smaller market with a lower average sale price Brenda, through some aggressive and very creative marketing has captured a BIG share of the market and shown us all there is more to parades than marching!
  • Maurine Grisso, back from almost two years of illness, delighted the group with her newly published book ‘Before You Sell Your Home.’ Available on Amazon.com and Kindle, it will be on SPECIAL for one day, October 22, for the ridiculous price of $.99.  Mark your calender, buy the book and then give Maurine a favorable review on Amazon.

If there was a theme about this meeting is was that marketing – particularly core marketing to your geographical target market – is supremely important today and that no group deserves more attention than our CIs.  Systems to get those two things done automatically (and others) are key to growth.

Having missed last year’s Summit, I have to tell you I spent many months hungry for the kind of interaction that only comes when Help-U-Sell brokers from across the country come together to share and learn.  I am delighted that I could attend and if I ever miss another – I’ll probably be dead!

‘Percentage Based Commissions Are Nuts’ Video

I worked with Robert Stevens and the Sarasota Help-U-Sell team to create a new video explaining why the old fashioned way to price real estate services is sooo off track, and why Help-U-Sell makes so much sense in today’s world.  I’m very pleased with it from a content and communication standpoint – I think it gets the message across pretty well.  And I’m delighted with the graphics packaging and presentation.  Design whiz, Theo did an excellent job of putting pictures and arithmetic to my words.

The real estate industry is so invested in the status quo, so utterly driven by structures and systems that have nothing to do with getting property sold, with helping people find their dream homes, that change is almost impossible for them.  For a big real estate company built on the idea that home sellers should pay 6% or 5% or 7% of the sales price as a commission to change over to a much more logical and fair flat fee system would be like trying to turn the Titanic on a dime (and miss that iceberg!).    Yet the iceberg is out there, looming, getting closer by the day and year.

When the percentage based ship goes down, consumers will win.  They’ll be charged for real estate services they same way they are charged for medical services or legal services or auto mechanic services:  Set Fee Pricing.  It will be fair and it will make sense . . . and they will save thousands.
